Finance the home. Plan the whole build.

Financing questions buyers ask us first

  • Can I finance a modular home?

Qualified buyers may have financing options for an eligible modular home. Approval, interest rate, term, down payment, and conditions are determined by the lender using the buyer, selected home, property, and complete project.

  • Can I finance the modular home and land together?

Some lenders may offer structures that include an eligible modular home and land. The final transaction depends on the borrower, property, home, site plan, and lender program. Premier can help develop the house and project information for review.

  • What changes if I already own my land?

Existing land can materially change the financing structure. Tell Premier and the lender how the property is owned, whether a balance remains, and what project is proposed. The lender determines whether usable equity can contribute to the transaction.

  • Can land equity help with my down payment?

Potentially. If you own the homesite, do not assume how much cash will be required before the lender reviews value, ownership, liens, and usable equity. Premier can help connect the selected modular plan with that financing conversation.

  • Can I finance foundation or site work?

Some loan programs may permit qualifying project costs, but foundation, utilities, septic, access, clearing, grading, and similar work are not automatically included. Obtain project-specific estimates and let the lender identify what can enter the loan.

  • Should I arrange financing before choosing a floorplan?

A preliminary budget is valuable, but the home, land, and known site costs should be considered together. A floorplan that uses the entire home budget can leave no room for foundation, delivery, utilities, and property work.

  • What costs belong in a modular-home project budget?

Consider the home, options, delivery, setup, foundation, site preparation, utilities, permits, taxes, insurance, financing costs, and property-specific work. Not every item applies the same way, so build the estimate around a real floorplan and homesite.

  • Can family land be used in modular-home financing?

Potentially, but title, ownership, access, lender requirements, and the intended transaction must be understood. Speak with the lender and appropriate title professionals before transferring land or assuming family ownership automatically satisfies a requirement.

  • Is modular financing the same as a manufactured-home loan?

Not always. Home classification, property, foundation, lender, and project structure can affect the available loan path. Premier can supply home information, but the lender must determine which program and documentation apply.
